We have deep expertise in site identification and selection, utilizing a proprietary methodology to pinpoint the most compelling opportunities within each submarket. Through direct-to-owner engagement, we source and execute on transactions that are entirely off-market. Our ability to consistently generate and manage a pipeline of opportunities that are not broadly marketed is a key differentiator of our platform.

In Our Marketplaces for the Long Term

We believe high barrier to entry marketplaces limit competition and contribute to asset value preservation.  When times are good high quality assets are underwritten at aggressive cap rates, and when times are bad the right asset will generate enough cash flow to get you to the other side.  We are experts in the intricacies of our marketplaces.  We navigate the risk and spot the supply and demand gaps to achieve above market returns in highly desirable areas.

Focused on Our Ability to Add Value

Our core criteria for getting involved in a deal is whether or not we think we can drive a significant increase in value via active management.  Whether it is seeing an opportunity to obtain valuable entitlements on a piece of raw land, arranging a re-tenant opportunity at significantly higher rents, or implementing a higher and better use on an existing property, the key is that we have to be the driver of value.  We constantly invest in expanding our repertoire of land use knowledge, tenant contacts, and other value assets that we utilize to add value to our deals.

Winning Asset Classes

We have been in the self storage and industrial markets for years.  We believe these two categories have a long runway and offer significant opportunity for growth.  Though the world may change, and if it does we will adapt to the times, our focus has been developing a nuanced expertise in asset classes with a significant supply/ demand imbalance where the growth prospects are in our favor.
